What to check before buying from any developer

• Developer's licence and advertising permit for the project, shown on the developer's sales materials.
• Title type: freehold or leasehold, and residential or commercial, which affects utilities and loan pricing.
• Completion period in the SPA, which is what the developer is held to, rather than a marketing date.
• Maintenance fee and sinking fund per square foot, so you know the monthly cost after handover.
• Margin of finance your bank will actually offer for this title and unit size.

We don't have verified data on how past EXSIM buildings were delivered, so we don't rate the developer.
