Our verdict

One of the few new Bukit Jalil high-rises with genuinely large layouts, walking distance to Pavilion Bukit Jalil and the LRT. Best for own stay. The trade-offs are leasehold title and heavy new supply in the area around 2029.

Location

The Queenswoodz is on Jalan Jalil Jaya, within walking distance of Pavilion Bukit Jalil and Awan Besar LRT on the Kelana Jaya Line. Bukit Jalil Sports City and the recreational park are nearby, and KL Wellness City (with KL International Hospital, planned for 2027) is a short drive away. KESAS, MEX and Bukit Jalil Highway give direct road access to the city.

Rental outlook

Most Bukit Jalil rental listings are smaller units, so the area median (around RM1,800 a month in mid-2026) understates what a 2+1-bedroom can fetch. A realistic range for an 807 sqft unit after handover is RM2,500 to RM3,000 a month, which is a gross yield of about 4% to 5% on RM723,300. Treat this as a rough guide, not a forecast.

Who should buy

  • Buy if you want three or more bedrooms near Pavilion Bukit Jalil and the LRT.
  • Buy if you plan to hold long term and live in the unit.
  • Consider The Vividz if your budget is under RM500k or you want a rental unit.
  • Wait if freehold title matters more to you than the EXSIM address.
