The VividzFrom RM446,400 · Leasehold Overview

The Vividz review: is it worth buying?

An independent look at The Vividz: what it does well, where the risks are, and who it suits.

Our verdict

The cheapest way into an EXSIM project in Bukit Jalil, with a one-bedroom under RM450k. Good for first-time buyers and small-unit investors. The risks are leasehold title and a lot of new Bukit Jalil supply arriving around 2029.

Location

The site is on Jalan Bukit Jalil Indah 1, next to KL Wellness City, a medical and wellness precinct anchored by KL International Hospital (planned to open in 2027). Pavilion Bukit Jalil is about 1.4 km away, and residents have a developer shuttle to the mall and LRT. Bukit Jalil Highway, BESRAYA and KESAS are close by.

Pros & cons

What's good

  • Entry from RM446,400, under the RM500k first-home band
  • Three layouts, one-bedroom to three-bedroom
  • Next to KL Wellness City, a future employment and tenant driver
  • Developer shuttle to Pavilion Bukit Jalil and the LRT
  • GreenRE certified

What to weigh up

  • Leasehold title
  • 1,138 units: resale and rental competition after handover
  • Bukit Jalil is adding thousands of new units by 2030
  • Maintenance indicated at about RM0.44 psf, on the higher side

Rental outlook

Bukit Jalil asking rents on public listing sites in mid-2026 had a median around RM1,800 a month, with the middle half between about RM1,670 and RM2,500. A one-bedroom at RM446,400 renting for RM1,800 to RM2,300 would be a gross yield of roughly 5% to 6%, before maintenance and vacancy. Treat this as a rough guide, not a forecast.

Who should buy

  • Buy if you are a first-time buyer and want an EXSIM address under RM500k.
  • Buy the one-bedroom if you want a rental unit near KL Wellness City and Pavilion Bukit Jalil.
  • Consider The Queenswoodz if you need three or four bedrooms for own stay.
  • Wait if freehold title matters to you; there are freehold launches in the area.
