The Asteriaz is the cheaper entry, from RM474,900 against RM543,800 for The Celestz: a gap of RM68,900, or about 15%.

Location

The two towers share the same street in Kebun Teh, an established district between Larkin and Johor Bahru city centre. KSL City Mall, Danga Bay and Columbia Asia Hospital serve both, and JB Sentral and the CIQ checkpoint are a short drive away. Location does not separate them; price, layouts and timing do.

  • Leasehold commercial title: expect commercial-rate utility bills and loan pricing
  • High density: 848 units here and 735 more at The Celestz on the same street will compete for tenants and resale buyers
  • Keys are not expected until around 2029 (52 months from the APDL date), so plan for a multi-year wait

  • Entry from RM543,800, about RM936 psf, for a new tower in JB's inner ring
  • Four layouts, including a 753 sqft two-bedroom that The Asteriaz next door does not offer
  • The 915 sqft three-bedroom has the lowest starting psf in the project, about RM865
