Our verdict

The cheapest way into an EXSIM project in Bukit Jalil, about 900 m from Awan Besar LRT and completing in 2028. Best for first-time buyers and one-bedroom investors. The trade-offs are leasehold title, a large three-tower development and heavy new supply in the area.

Location

The Kingswoodz is on Jalan Jalil Perkasa 1, about 900 m from Awan Besar LRT on the Sri Petaling Line, with a Rapid KL bus stop about 230 m away. Aurora Place and Bukit Jalil Recreational Park are about 1 km away, and Pavilion Bukit Jalil is a short drive. SJK (C) Lai Meng and the International Medical University are nearby, and KESAS, MEX and Bukit Jalil Highway give road access to the city.

The area median for Bukit Jalil rentals was around RM1,800 a month in mid-2026, and most listings are smaller units. A realistic range for a 474 sqft one-bedroom after handover is RM1,600 to RM1,900 a month, which is a gross yield of about 4.5% to 5.4% on RM422,500. Treat this as a rough guide, not a forecast.
