Our verdict

A beachfront serviced apartment inside a resort township, with three-bedroom layouts up to 1,012 sqft. It suits own-stay buyers and holiday-home owners more than yield-first investors. The risks are 99-year leasehold, a March 2029 completion and a seasonal East Coast rental market.

Location

The site is on Persisiran Pantai Tanjung Lumpur, on the Tanjung Lumpur beachfront, with the town centre reached via the river bridge. Tanjung Lumpur's beach and seafood village are at the doorstep. Teluk Cempedak, the best-known tourist beach in Kuantan, and Kuantan City Mall / East Coast Mall are each about 10 minutes away. KPJ Pahang Specialist Hospital is nearby. Sultan Haji Ahmad Shah Airport is about 18 km away, and the future ECRL station at Kota SAS about 16 km. Kuala Lumpur is roughly 250 km, or 3 to 3.5 hours, via the East Coast Expressway.

Rental outlook

Kuantan has two sources of tenants. Beach tourism at Teluk Cempedak and Tanjung Lumpur supports short-stay demand. Kuantan Port, the Gebeng industrial zone and oil-and-gas work bring in employees and business visitors. From about November to February the East Coast monsoon means more rain and rough seas, so short-stay income rises and falls with the season.

We have not seen reliable rent data for new serviced apartments in Tanjung Lumpur, so we do not quote a yield. Ask for local comparables, and check the building's rules on short-stay letting, before you buy.

Who should buy

  • Buy if you want a beachfront home or holiday base on the East Coast with resort facilities.
  • Buy Type B or Type C if you need three bedrooms for own stay. Qubaz and The Bedrock, two other EXSIM coastal projects, top out below 800 sqft.
  • Consider Qubaz in Kuala Terengganu if you want a lower ticket price (from RM388,000) and a managed short-stay unit.
  • Wait if you need rental income soon, or if freehold title matters to you.
