Our verdict

A freehold, compact-unit investment product about 1 km from the Twin Towers. It suits buyers who want a KL City Centre address and plan to let the unit, short-stay or long-stay. The trade-offs are a high price per sqft, a 2031 completion and a maintenance fee that is not yet published.

Location

The site is at 42, Jalan Yap Kwan Seng, 50450 Kuala Lumpur, about 1 km from the Petronas Twin Towers and Suria KLCC. The developer's location plan shows Ampang Park, The Intermark and Avenue K close by, with the Kelana Jaya LRT line serving the area. Pavilion KL, Bukit Bintang and the TRX Lifestyle Quarter are in the wider city centre. Private hospitals in the area include Prince Court Medical Centre, Gleneagles KL and Pantai Hospital KL.

Rental outlook

WikiProperty sampled 15 active rental listings in KL City Centre on PropertyGuru on 27 May 2026. The median asking rent was RM4,100 a month, and the middle half ran from RM3,400 to RM4,500. Against the RM1,016,400 entry price, that is a gross yield of roughly 4.0% to 5.3%, or about 4.8% at the median, before maintenance, vacancy and fees. The sample mixes unit sizes, so treat it as a rough guide, not a forecast.

Short-stay management

Owners can place units under MANA MANA Hospitality, EXSIM's in-house short-stay operator. Under a signed management agreement, the operator handles listing, pricing, check-in, housekeeping and owner payouts. Its income projections assume high occupancy, about 83%. Short-stay earnings rise and fall with occupancy and the season, and depend on the building's short-stay policy. Read the agreement's fees, term and exit clauses before you rely on any projection.

Who should buy

  • Buy if you want freehold in KL City Centre and plan to let the unit.
  • Buy a dual-key if you want two lettable parts under one title.
  • Consider Keeperz Suites if you want a similar freehold dual-key product at a lower psf, on the Gelugor waterfront in Penang.
  • Watch MABA Suitez if you prefer Bukit Bintang; it is freehold but prices are not out yet.
  • Skip if you need more than one bedroom, or rental income before 2031.
